I’m out in Dripping Springs today and I am so excited to show you one of the newest developments in the area Heritage. This neighborhood is in a fantastic location right near downtown Dripping Springs. In fact, when the community is finished, it will have a walking trail that leads straight into Mercer Street. So it’ll be easy to enjoy fun events like the Founders Day Festival. You’re just minutes from tons of restaurants and distilleries around Dripping Springs, but you’re also only 24 miles to downtown Austin.
Heritage is going to have just under 600 homes when it’s completely finished. I like that this neighborhood is going to stay fairly small because it will have a better feeling of community where you can actually get to know your neighbors. There’s plans for a community center and a pool, ponds, parks and playgrounds.
Currently in M/I Homes and Tri Pointe Homes are building here. And what I’m most amazed about are their price points for the quality of homes. In M/I Homes are starting in the low four hundreds and ranging from 1400 to 3200 square feet. I haven’t seen prices in the low for hundreds for cute new home in years in this area. They’ll try points homes are slightly more expensive, but they also have a really nice finish out on the inside. Their homes are going to start in the low five hundreds and they range from 1600 to about 3000 square feet. Because they’re just getting started in phase one.
Both builders are offering really incredible incentives right now on inventory homes. You can also pick your own lot and build from scratch if you want to customize everything. Now there are a couple of communities nearby like Big Sky Ranch or Texas Heritage Village where you can get a resale home in the four hundreds. But to me those are more like townhomes. They all kind of look the same. And so why I like heritage a little bit more is that these are truly single family homes that have a lot of variation.
Right now there’s great opportunities to build here while the prices are so low. And anytime a neighborhood gets completed, that’s when prices go up.
